This spacious cabin comfortably accommodates up to 10 guests. On the top floor, you’ll find a bedroom with two queen beds and a private ensuite bathroom. It also includes a twin rollaway bed in the closet and a loveseat that folds out into a twin bed.

On the entry level, there are two additional bedrooms—one with a full-size bed and another with a queen bed—offering cozy spaces to unwind after a day of outdoor adventure.

Cozy Bear Cabin features two separate living rooms, giving guests plenty of room to relax, socialize, or enjoy quiet time. Welcome to the rules for Cozy Bear Cabin we aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of these efforts, we ve established some friendly but firm and inflexible house guidelines.

1. Maximum Occupancy: 10 guests (10 adults max).
2. Parking: Space for 4 vehicles, including garage access. Exceeding the limit may result in fines of up to $1,000.
3. Pets: No pets Allowed at this property. A minimum of a $1,000 fine applies for undisclosed pets.
   • Disclosure: Stairs lead up to the front door of the home.

Please respect the home and follow the rules, just as you expect timely assistance from us. Many of these rules are city regulations, while others help us maintain the homes in top condition. Our goal is to ensure a great experience for our guests and property owners.
* Check-In: Remote check in after identity verification.
* Parking: Follow city-enforced parking limits. If you need more space, let us know.
* Occupancy: Adhere to the maximum occupancy limits enforced by us and the city. No exceptions.
* Noise: Be respectful to neighbors. Keep music inside and at a low volume. Quiet hours are from 9 PM to 8 AM. We have monitoring system in place that reads decibels of noise and notifies you directly and us of loud noises.
* A/C: Most homes do not have air conditioning. Nights are cooler with open windows.
* Ants: Clean up after meals to avoid attracting ants. We use traps and sprays, but cleanliness is key.
* Trash: Dispose of trash at the designated clean site as required by city regulation.
* Age Requirement: You must be at least 24 years old to book. We do not allow parties. This rule is strictly enforced.
*All cooking has to be done with what the house provides and the BBQ on site. It is not allowed to bring anything with charcoal, gas, propane or anything of the sort. Just what the home already has. Thank you!

Checking In:
* IDs are required at check-in.
* You must be 24 years or older to book and check in.
*You ll need to sign a Rental Agreement with the Big Bear Good Neighbor Policy (5 minutes). The link with the rental agreement will be sent once the booking is confirmed. It needs to be completed and signed before checking-in. To confirm and maintain your reservation, our Rental Agreement must be completed within 24 hours of booking. Failure to complete the agreement within this timeframe may result in cancellation without refund if the cancellation window has passed.

Please note:
Our standard cancellation policy applies from the moment the reservation is confirmed, not from when the rental agreement is completed.

• Full refund (minus admin fees) if canceled at least 14 days before check-in.
• No refunds for cancellations made within 14 days of check-in, regardless of agreement completion status.

By booking, you agree to complete all required documentation within the given timeframe and to be bound by the cancellation terms.
